Data Model

According to data, 60% of renters are millennials. They have a busy schedule preparing for college or just starting a job. A survey shows about 86% had 3 or less showings before putting down a deposit. About 14% had 5 or more showings. With RentZen app, an applicant can schedule a showing as well as access to 24/7 virtual tour which enables more showings and result in happy renters. Usually an applicant has to search using several platforms. RentZen is a simple all-in-one platform which makes life easier and provide added value for both landlords and renters.

Entity-Relationship Diagram (ERD)

The data model below shows how we are going to architect the data into our app.  The main competitive advantage is it gives a flexibility and reduce time for both landlord and applicant in one simple platform (RentZen app) which is accessible 24/7.  An applicant has a flexibility to do a research (i.e. neighborhood, landmarks, school ratings and crime rate) before deciding to submit an application which is also done by the app. While a landlord enjoys focusing more time on factors that contribute to KPI (managing properties while maintaining customer satisfaction) instead of putting time on housekeeping issues (i.e. background check, scheduling for showing and maintenance, going after unpaid payment).  The app will bring both parties a smooth and friendly user interface.
